When Gavin and Helen Hansen, decided to expand their motor sport
custom fabrication business, they needed to buy a block of commercially
zoned land.
But they also wanted to build a new residence on it so they could
be close to their new factory.
They tracked down the perfect setup at Ipswich — en-route
to the Willowbank raceway, where Gavin not only raced, but also
was involved as Chief Steward with ANDRA, the Australian National
Drag Racing Association.
They were unsure if their current bank would be able to assist
them with a commercial-style loan, so they decided to discuss their
options with their accountant.
What they discovered was that they did not have very much time
to organise their finance and meet the terms of their contract.
The accountant suggested the pair contact Teamwork to help them
develop a strategy that would allow them to purchase the commercial
property and finance their plans for the business.
Teamwork restructured their existing home loan, increasing it
so they had the funds to purchase the new property.
Using this finance Gavin and Helen were able to purchase the new
property outright, leaving them with an unencumbered commercial
property and an extra $50,000 to commence plans and construction
of the new house and factory.

Teamwork are currently working with Gavin, Helen and their accountant
to establish a cashflow forecast, based on the more efficient and
profitable business.
These projections will support an application to a commercial
lender to fund the construction of the factory and residence.
Gavin and Helen’s current home will then be turned into
an investment rental property — providing a further source
of income.
As a result of this restructuring, Gavin and Helen will have a
more productive and profitable business, own a residential property
and a commercial asset — both growing in value for the future.
